Average Kildare rent now €2.5k a month

RENTS IN Kildare are now on average 7% higher than they were a year ago, according to a new report from Daft.ie.
The typical open-market rent of a three-bedroom house in the county now stands at €2,487. This is almost twice the amount of rent paid for the average two-bed apartment across the rest of Leinster, now sitting at €1,752 a month, while availability of rental property is now 40% down on what it was ten years ago.
Nationally, market rents rose by 1.4% between March and June of this year, which is a significant slowdown from the record 4.4% increase in the first quarter. The average market rent for a two-bedroom apartment nationwide is now €2,204 a month.
The report shows that market rents in the second quarter were 13% higher year-on-year in Galway city, 12% higher in Cork, and 11% higher in Limerick.
There were just under 2,400 homes available to rent nationwide on 1 August. This is an increase of 5% on the same date a year earlier but masks a sharp divide: availability in Dublin fell by 18& over the year, to fewer than 1,150 homes, while across the rest of the country it rose by 40%.
Separately, nearly 700 homes began construction in Kildare in the first seven months of this year.
The latest figures released by the Department of Housing, Local Government and Heritage show that nationally 3,028 new homes were commenced in July, an increase of 169% compared with the same period last year, when 1,125 new homes were begun.
This brings the total number of new homes commenced since the start of the year to 18,974, up 152% from the 7,539 homes started in the first seven months of 2025 and representing the second highest number of new homes since recording began in 2014.
Kildare Senator Fiona O’Loughlin said: “These figures are a sign of momentum holding strong in the housing sector. The key to solving the housing crisis is increasing supply, and every home that begins construction today is another step closer to handing over keys to a family tomorrow.
“It is particularly encouraging to see 694 homes commence in Kildare since the beginning of this year alone. These homes will make a real difference to individuals and families looking to put down roots in our community.”
