Carlow hotel goes on market seeking more than €7.5 million

The SEVEN OAKS Hotel in Carlow town is being put up for sale and is expected to achieve a price in excess of €7.5 million.
The well-known four-star hotel on the Athy Road has been listed for sale by commercial property agents CBRE on behalf of the long-standing owner Anthony Graham, who is retiring after more than 25 years at the helm of the business.
The 89-bedroom hotel and leisure club is a familiar fixture in Carlow town and is home to TD Molloy’s restaurant, the Oaks Bar, as well as conference and banqueting facilities capable of hosting up to 500 people.
The leisure club, which recently reopened, features a 66-foot swimming pool, sauna, steam room, jacuzzi and gym.
Agents are pitching the property as a strong investment opportunity, noting the diverse revenue streams and potential for repositioning under new ownership. Its location just off the M9 motorway, within easy reach of Dublin, Kilkenny and the wider Ancient East tourist corridor, is seen as a key selling point.
John Hughes of CBRE’s Hotels division said the sale represented a “tremendous regional hotel business opportunity,” adding that the hotel offers “value-add opportunity with repositioning potential.”
