PLANS to replace 47 previously permitted houses at a site in Naas with 46 houses and 16 duplexes has been given the go-ahead, but not before the developer had to submit 15 additional documents to the original application.

Ballymore Land Ltd applied to Kildare County Council last November to amend the planning permission originally granted in 2021 for Phase 3 on a 2.05Ha (4.5ac) site at Tipper West north of the Blessington Road, between Mountain View and Stonehaven.

First of all, the applicant was asked to submit a detailed plan for the proposed extension of the proposed extension of the underground attenuation tank to accommodate the additional units because the council felt it was going to encroach into open space provision within the development.

Ballymore Land Ltd responded with a detailed revision of their landscape strategy, to include additional seating, planting and landscape improvements for the open space which amounts to slightly over 15 per cent of the overall 2.05Ha.

Then they were asked to submit a water catchment plan for the entire site – including phases one and two – which was deemed satisfactory, as it allowed for further alterations in the forthcoming Phases Four and Five.

Ballymore also gave evidence of their alignment with the County Development Plan which aims to build just over 18,000 additional houses in the county before 2030, to accommodate approximately 50,000 people.

The density of dwellings in phase three is now extended from 23 to 30 per hectare, well within the recommended 30-50 units for outer suburban sites in large towns.

Along with further information in relation to traffic and bike parking provisions the planners deemed this application “acceptable”, as “scale, form and density are in accordance with the character of the area”, albeit with 40 conditions attached to the permission.
