Kildare hotel gets green-light for expansion

PERMISSION has been granted for a third hotel building to be built on the Goffs' Equine Campus at Greenhills, Kill.
This will see the erection of a two-storey, 25-bedroom hotel extension between the Palmerstown Demesne and the N7 dual carriageway on the grounds of Goff’s Bloodstock Sales.
Alongside the new hotel and reception, there will be a standalone spa, pool, treatment, and changing rooms built, and the previous temporary spa and entrance porch between the existing hotel and Events Space will be demolished.
The original application was made in May 2025, only getting permission recently after Kildare Hotel Opportunities Ltd provided further information to the water, transport, and parks sections at Kildare County Council.
A traffic assessment was required to determine the impact on the Kill junction with the M7.
Significantly, however, neither Uisce Eireann, the Environmental Health Officer, or the Chief Fire Officer had anything further to say with the application.
Previously, a 50-bed hotel was granted at this location in 2020, as well as the original 120-bed hotel given the green light in 1996.
This latest extension will be built on a 3.4Ha (8.5ac)site, and will provide balconies to the southwest of the site, as well as 60 additional car parking spaces.
The site is already zoned as ‘Equine-Based Leisure, Tourism, and Enterprise’ to facilitate the existing equine-based industry at Goff’s.
“The proposed development is acceptable in principle under this zoning,” said the planner.
There was some concerns with the planners that the use of the new spa had not been clearly outlined with regards to opening times, or whether it would be available to the public, or for exclusive use of the hotel guests, and a request for further information was sought by the planners from the developer on this point.
The planners also sought a revised landscape plan, to include an up-to-date tree survey, and a revised design on the surface water drainage plan.
