Next phase of Kildare affordable home scheme announced

A PHASE of 25 affordable and social homes in Naas have been announced.
The Land Development Agency (LDA) and Kildare County Council (KCC) have announced the details of the next phase of affordable homes at Barracksfield West, Naas to directly deliver the ousing on state-owned land.
This phase includes 25 A-rated homes comprising seven three-bed houses, seven two-bed duplexes, and 11 one-bed apartments.
All of the three-bed houses have gardens, while the apartments feature balconies or terraces.
The homes are built on a state-owned site that was previously part of the former Devoy Barracks complex.
The land was made available to the LDA by The Housing Agency.
Barracksfield West is located on John Devoy Road and the development is well serviced by transport links to Dublin city centre and surrounding towns, situated with easy access to the M7 and M9 motorways.
Upon completion, the development will include 219 homes, as well as communal open areas, bicycle spaces and a crèche.
All of the homes in this phase will be made available to eligible buyers through the Local Authority Affordable Purchase Scheme, which is managed jointly by Kildare County Council and the LDA.
Applications will be accepted via an online portal which will go live on Tuesday 25 August at 10am and remain open for three weeks until 12 noon on Tuesday 15 September.
With the application of government supports and equity contributions, prices for the affordable purchase homes start from €243,477 for one-bed apartments; €292,933 for the two-bed duplexes; and from €365,216 for three-bed houses.
The Local Authority Affordable Purchase Scheme enables eligible buyers to bridge the gap between the price of the home and the amount of personal funds and mortgage available to them. The scheme involves a shared equity arrangement, which effectively lowers the upfront cost and enables Kildare County Council to hold an equity interest in the property until it is repaid, or the home is sold.
The remaining homes in the development will be launched later in 2026.

The Land Development Agency (LDA has commenced construction on various state-sourced and privately acquired land and has a delivery pipeline in excess of 25,000 homes through its direct delivery and homebuilder partnership channels.
The LDA is also responsible for a range of public functions including research, master planning and the development of construction guidelines and best practices.
The LDA has produced and now regularly updates the Report on Relevant Public Land, which identified 102 State owned sites with the potential for 70,830 homes.
