TWO ATHY businessmen are reapplying to build 38 apartments on a site where they were refused permission for a similar application in 2021.

Niall Langton Property Management and Tim Flood Furniture applied last week to demolish a number of derelict buildings and storage units on a 0.28 hectare (0.7 acre) site at Nelson’s Yard, between 58 and 67 Leinster Street in the town.

The plan calls for the change of use of the former Angler’s Rest ground floor pub into two apartments on the ground and first floor, as well as 22 two-bed duplex apartments, and a further 14 one-bed apartments in two three-storey blocks.

This plan will see the closure of three existing vehicular entrances to the site, to be replaced with one new access route, as well as 60 bicycle and 14 car parking spaces.

Back in 2021, the county council had sought further information on 12 separate points of the application, including a revised architectural heritage impact assessment (AHIA). This time, the applicants are including the refurbishment of the pub’s façade (itself a protected structure built in the 1920s) to include a new shopfront and signage.

All the apartments will have their own front doors, and there will be some changes to the to public road and footpath on the northern boundary of the site towards Mount Hawkins, and a new pedestrian entrance at 67 Leinster Street (The Angler’s Rest).

A decision on the planning application is due by 9 March.
