Plans granted for new age-friendly housing development in Kildare Town

A PLANNING application has been approved for the construction of a new age-friendly residential development on Tully Road, Kildare Town.
The application, submitted by Pat Conlan, seeks permission for the development on a site of approximately 0.387 hectares. The site is generally bounded by existing residential development at Oaktree Avenue to the north and east, Oaktree Road to the south, and an existing dwelling (R51 KR76) along with Bride Street/Tully Road to the west and south-west.
The proposed development consists of 13 single-storey age-friendly homes, comprising 10 one-bedroom houses and three two-bedroom houses in a mix of terraced and semi-detached styles.
Each home is designed to have private open space in the form of side or rear gardens, while a new public open space will be created by partially removing an existing boundary wall to connect to the adjoining green area to the east.
Plans also include 13 car parking spaces, one of which will be an accessible space, as well as vehicular and pedestrian access via Oaktree Road. An additional pedestrian access is proposed to the adjacent site to the east, along with new footpaths and a pedestrian crossing on Oaktree Road to link with existing pedestrian infrastructure.
The application outlines associated site development works, including connections for water, foul and surface water drainage, as well as landscaping, lighting, and other ancillary works.
The project will add a small but significant number of age-friendly homes to the local housing stock in Kildare Town.
