€10.5m plan in Monasterevin gets green light from ABP

A PLAN to demolish a bungalow and replace it with 39 dwellings in Monasterevin has been upheld by An Bord Pleanala (ABP) despite objections from two local parties.

The plan to develop the site at the Malthouse in Monasterevin harbour was granted to Clonmel Enterprises was granted in May 2024 by Kildare County Council, but appealed to ACP by Conor Parkinson and Loman Daly.

In its ruling the board said: ‘The proposed residential development would by an acceptable use for the existing buildings on the site, and the proposed density would not detract from the existing Protected Structures or Architectural Conservation Area on the site, and would not adversely impact the visual amenity of neighbouring properties.’

In ACP’s final report they include a list of 32 conditions with respect of additional planting, parking and the low-level lighting along the pedestrian link to St Mary’s Lane ‘to provide passive surveillance for the permeability link, and avoid excess light spill onto neighbouring facades’.

Also, to keep the development in line with existing buildings, ‘samples of materials and workmanship shall be submitted to the Planning Authority’ and if not agreed upon, the matter may be referred back. There will also be a further 16 two-storey homes built on the site.
