An application to retain the conversion of a house to a B&B in Newbridge, Co Kildare has been unsuccessful with Kildare County Council planners stating it results in a “significant negative impact” on the residential amenity in the area.

The applicant had sought retention permission at the Final Furlong B&B at Ballymany Park to change use of a part of the dwelling to a B&B, including a ground floor dining room, kitchen and six bedrooms on the first floor, along with further bedrooms in a detached structure at the rear of the property.

There has been a previous planning application at the site for new bedrooms and other alterations at the site and condition set down by planners on that occasion was that it not be used for B&B purposes.

Planners noted this contravention in rejecting the application.

They said the “nature of development for retention has a significant negative impact on the residential amenity of the surrounding properties”. 

According to the applicant, the B&B has been in operation for more than seven years and they noted no enforcement notice had been served.

Planners said the site “appears to be used as ‘emergency accommodation’” as opposed to B&B accommodation.

The planning application was referred to the council's enforcement who reported that there “is not an active unauthorised development file on this site”.
