House prices up 1% in the last three months
THE PRICE of an average second-hand three-bed semi in Co Kildare has risen by 1% in the last three months, according to the REA Average House Price Index and now stands at €468,750.
Average prices in Kildare rose by 1% across the county, with Maynooth currently running at an average of €490,000, and average Celbridge prices coming in at €490,000.
Prices in Naas prices are currently reported at an average of €485,000, while average prices in Newbridge are €410,000.
The survey also shows that across the county, 40% of purchasers were first-time buyers, while a total of 43% of sales in the county this quarter were attributed to landlords leaving the market.
Additionally, agents across the county reported that the BER ratings of properties saw A-rated properties command 15% price increases compares with comparable C-rated properties.
The REA Average House Price Index concentrates on the actual sale price of Ireland’s typical stock home, the three-bed semi, giving an accurate picture of the second-hand property market in towns and cities countrywide. The actual selling price of a three-bed, semi-detached house across the country rose by 0.6% in the past three months to €370,293 – the first time that the quarterly rate of increase has been under 1% for two successive months in over two years.
This represents a 4.7% annual rise – slowing gradually from the 8.7% increase registered at the end of 2025.
The percentage of landlord sales across the country declined from 28% to 25% following the introduction of new rental legislation in March.
The largest annual price rises came in the country’s large towns, where the average home sale price increased by 6.2% – 1.1% in the past three months – to €289,136.
