THE PRICE of the average second-hand three-bed semi in Kildare has increased to €444,750, up 5% from €423,750 in the past three months, according to a national survey by Real Estate Alliance.

Across the county, the average time taken to sell is currently four weeks, the Q2 REA Average House Price Index shows.

Prices rose across the county this quarter, with the average price in Maynooth up 4.9% to €472,000, average Celbridge prices up 4.9% to €467,000, Naas prices up 5.1% to €457,000, and prices in Newbridge up 4.9% to €383,000.

“The market remains buoyant in the residential areas with a high demand for town centre properties, as people look to downsize and move closer to town amenities,” said Brian Farrell of REA Brophy Farrell.

“We are also seeing a strong demand for properties in the commuter belt, as people continue to move out of Dublin.” The survey shows that across the county, 50% of purchasers were first-time buyers, while a total of 5% of sales in the county this quarter were attributed to landlords leaving the market.

The country’s biggest rises this quarter came in the commuter belt, as selling prices increased by 3.1% to €361,319.

The commuter belt increases were particularly felt in Kildare, where Newbridge, Naas, Maynooth and Celbridge all experienced three-monthly price rises of 5%.
