The new estate will be the second phase of a three-phase development

ATHY is to grow as a town with the construction of 86 new homes at Clonmullion on the Geraldine Road, after permission was recently granted for the development to Cosmo Developments Ltd.

The new estate will be the second phase of a three-phase development, that will see 28 apartments in seven 2-storey blocks, as well as 16 townhouses, and a variety of semi-detached and detached homes up to four bed in size.

This follows on from Phase 1 which was granted in 2018 for 99 residential units, and is accompanied by A Natura Impact Statement.

This permission has extended the original grant given in 2019 to Phase 2, while another extension had earlier been given to the third phase of this development to build 35 units.

One notable condition laid out by the planners is that none of the dwellings can be moved into without the construction and operation of a childcare facility included in the 2018 permission.

The extension was granted after 30 per cent site utilities, drainage and foundations had been constructed by 22 April, a figure that is predicted to rise to 90 per cent of the estate by November, while the total build is expected to be finished in June next year.

The senior planner dealing with Cosmo’s application accepts these predictions saying: “substantial works have been completed, or will be completed by the appropriate date”.

Being over a kilometre from the Barrow and Environmental Impact Assessment Report (EIAR) was deemed not necessary.
