Kildare house prices rise again this year

Real Estate Alliance carried out a national survey finding a significant rise in house prices in Kildare these last few months
The average price of a second-hand three-bed semi in Kildare has increased to €423,750, up 1.8% from €416,250 in the last three months, according to a national survey by Real Estate Alliance.
Across the county, the average time taken to sell is currently four weeks, the Q1 REA Average House Price Index shows.
Prices increased across the county this quarter, with the average price in Maynooth rising 1.1 per cent to €450,000, average Celbridge prices up 1.1 per cent to €445,000, Naas prices up 2.4 per cent to €435,000, and prices in Newbridge up 2.8 per cent to €365,000.
“Lack of supply is still dominating the market, and properties are sale agreeing quicker,” said Brian Farrell of REA Brophy Farrell.
“However, the length of time it is typically taking to close sales is still an issue.” The survey shows that across the county, 70 per cent of purchasers were first-time buyers, while a total of 3% of sales in the county this quarter were attributed to landlords leaving the market.
Additionally, agents across the county reported that the BER ratings of properties saw A-rated properties command 5% price increases in comparison to comparable C-rated properties.
The REA Average House Price Index concentrates on the sale price of Ireland's typical stock home, the three-bed semi, giving an accurate picture of the second-hand property market in towns and cities countrywide. The actual selling price of a three-bed, semi-detached house across the country rose by 2.5% in the past three months to €338,847, and 10% overall annually.
While the absence of new home building, and historically low supply has seen three-bed semi-detached homes in parts of Donegal, Kerry, Mayo, Offaly and Roscommon increase by over 23% in the past year.
