THE PRICE of the average second-hand three-bed semi in county Kildare rose by 4.3% to €463,750 in the last twelve months, according to a national survey by REA.

Prices remained unchanged this quarter across the county, while the average time taken to reach sale agreed was four weeks, the Q2 REA Average House Price Index shows.

The average price in both Celbridge and Maynooth is currently €485,000, Naas prices currently stand at €480,000, and prices in Newbridge are €405,000.

“The residential second-hand market is very much dominated by a lack of supply, and increasing building costs are also a factor for both vendors and purchasers,” said Brian Farrell of REA Brophy Farrell.

“We have seen a slight increase in people looking to downsize seeking town centre properties and bungalows.

“Prices are more or less stable in relation to previous quarters.” The survey shows that across the county, 45% of purchasers were first-time buyers, while a total of 43% of sales in the county this quarter were attributed to landlords leaving the market.

Additionally, agents across the county reported that the BER ratings of properties saw A-rated properties command 15% price increases in comparison to comparable C-rated properties.

The REA Average House Price Index concentrates on the actual sale price of Ireland's typical stock home, the three-bed semi, giving an accurate picture of the second-hand property market in towns and cities countrywide.

In what is becoming the great house condition divide, homes that require upgrade works are sitting on the market while bidders concentrate on ready-to-enter properties, according to REA agents.
